What is AI search visibility for a real estate agent?

AI search visibility is whether AI assistants name you when a buyer or seller asks them to recommend an agent. When someone asks ChatGPT, Gemini, Perplexity & Google AI for the best real estate agent in a city or a neighborhood, those tools answer with a short list of names. Being on that list — or not — is your AI search visibility. It is measured by asking the questions and reading the answers, not by a ranking or a score.

Why does it matter whether AI recommends my real estate business?

Because an AI answer is a shortlist of three or four agents, not a page of ten blue links. Search results gave every agent on page one a chance to be clicked. An AI answer names a handful and the rest are invisible. Half of US consumers now use AI search to decide who to work with, so that shortlist is increasingly the first list a buyer or seller sees — before your website, before Zillow, before a referral.

Which AI assistants do buyers and sellers use to find a real estate agent?

The five that matter today are ChatGPT, Gemini, Perplexity, Google AI Mode and Google AI Overview. We check all five, because they read different sources and frequently disagree — an agent named confidently by one is often missing from another. An audit that looks at only one app tells you about that app, not about your visibility.

Does this work for mortgage brokers, property managers and other real estate businesses?

Yes. Nothing in how it works is specific to agents — an AI assistant builds a shortlist the same way whether it is asked for the best agent, the best mortgage broker, the best property manager, or the best title or escrow company in a city. The questions are generated for your category and your market, so a broker gets broker questions and a property manager gets landlord and tenant questions. Real estate agents are simply where we started, so that is the language most of this page is written in.

Is AI search visibility the same as real estate SEO?

Related, but not the same. Ranking on Google for "realtor near me" and being named by an AI assistant are different outcomes, and they draw on different sources. When AI answers a question about you it reads one set of pages — often your own site. When it builds a shortlist of the best agents in your area, it reads a much smaller and different set, usually the portals and agent directories. Your report shows both lists, side by side. Most agents are surprised by how little overlap there is.

How do I find out what AI says about my real estate business?

You can do it yourself: open ChatGPT, Gemini, Perplexity & Google AI, ask them who the best real estate agent in your area is, then ask what they know about you by name, and write down what comes back. The problem is repetition — answers vary between apps and between asks, so one question answered once tells you very little. We ask a structured set of questions across all five apps, keep every word, and count how often each agent is named.

Does it tell me which agents are getting recommended instead of me?

Yes, by name, in the free audit. Every time an AI assistant names another agent or team in answer to a question you should have won, we record who it named and which source it read to get there. You will see how many times each rival appeared, and how many times you did — as a count, not an impression.

What do I actually do with the results?

The report ends with findings — specific, checkable things that are true about how AI sees your business right now, each paired with what would change if you fixed it. They are ordered so the cheapest meaningful win comes first, and the first ones are usually a profile you have never claimed or a fact missing from your own site. Do you keep watching after the first audit?

The free audit is a single snapshot. Paid plans re-run the same questions every month so you can see what moved after you changed something — and what the other agents in your market gained while you did nothing. Because every run asks the same questions the same way, the comparison between two months is meaningful rather than anecdotal.

How do you decide what to fix first?

Every finding carries a test: what we expect to change, where it should show up, and roughly how long it should take. Findings that are cheap to act on and quick to show movement come first. Nothing is ordered by a score, because there is no score.

Can I actually change what AI says about my real estate business?

Usually, yes — but indirectly. You cannot edit an AI assistant's answer. What you can change is what it reads: your own site, your Google Business listing, your agent profiles on the portals and directories, and the reviews and articles that mention you. When those change, the answers tend to follow. This is not instant. Expect the lag to be measured in weeks rather than days, and expect some sources to update faster than others.

What if AI has the wrong information about me or my brokerage?

Wrong facts are more common than being missed entirely, and they are often the easiest thing to fix. A brokerage you left two years ago, a phone number from an expired listing, a service area you have never worked, a rating pulled from a stale directory, or another agent with a similar name — all of these show up regularly. The report quotes the exact sentence, highlights the words that are wrong, and names the source the assistant read to get there.

Is the free audit really free?

Yes. No card, now or later. The free audit asks a smaller set of questions than the paid plans, but nothing in the result is hidden behind a paywall — every answer, every citation and every rival name is shown in full.

Do I need to install anything or give you access to my website or MLS?

No. The free audit needs your business name, the one area you want to own and an email address. Nothing to install, no plugin, no access to your website, your listings, your CRM or your MLS. We only read what is already public, the same way a buyer would.

What if I do not have my own Google Business listing, only my brokerage's?

You can still run an audit, and the missing listing is itself a finding. Google's AI leans heavily on business listings when it answers questions about local businesses, so being covered only by your brokerage's listing is a visibility problem in its own right — the brokerage gets named and you do not. There is a separate path on the sign-up form for agents without their own listing.

Will you contact my clients or post anything on my behalf?

No. Your report goes to you and nothing else does. We do not contact your past or current clients, we do not ask anyone for a review, we do not post to your profiles or your listings, and we never sell or share your address.
